In a deal negotiated by Metro Commercial, Target Stores has signed a lease with Lavipour & Company for a new 145,000 square foot Target Greatland store at Boulevard Plaza Shopping Center, located on Roosevelt Boulevard and Haldeman Avenue in Northeast Philadelphia, according to Daniel J. Hughes, president of Metro Commercial, the retail leasing and management firm. The deal represents Target's second location in the City of Philadelphia, and a total of more than 20 Target locations in the greater Delaware Valley. Target was represented by Stephen Niggeman and Thomas Londres, both senior vice presidents and principals of Metro Commercial. "The center represents a textbook re-development opportunity," according to David Lavipour, president of Lavipour & Company, Inc., the New York-based development firm. "The project offers a large tract of land at a strategic intersection surrounded by a dense population in an area where good development sites are scarce." Acquired by Lavipour & Company in June 2001, Boulevard Plaza was built in 1985 and was originally anchored by Caldor and ShopRite.
Following Caldor's bankruptcy, Ames assumed the Caldor location in 2000. "The subsequent demise of Ames in bankruptcy created both a problem and an opportunity for Boulevard Plaza," says Lavipour. Lavipour & Company engaged Philip Yurkow, president of Metro Commercial Construction Services to coordinate permits, tenant relocations, demolition, site work and construction. The deal was complicated by the need to relocate three key tenants within the center before demolition could begin. "In addition, a lease termination was negotiated with the A.J. Wright clothing store and approximately 209,500 square feet of retail space was demolished, including the former Ames," says Yurkow. "Construction of the Target building is just now underway with the opening scheduled for Summer 2003," says Lavipour. "Metro Commercial's involvement was crucial to the success of this project. During demolition and construction, the company is coordinating all activity on the site to enable 178,000 square feet of existing tenants to continue to do business." Lavipour & Co. was established in 1982 and focuses on repositioning underperforming retail centers throughout the Mid-Atlantic region.
