If the success of Target on a national level proves one thing, it is that image and discounting are not mutually exclusive. Positioned as an "upscale discounter," Target's campy use of pop culture icons in its advertising has proven a powerful magnet to draw shoppers to its Big Box locations. Here in the Delaware Valley, Metro Commercial has served as Target's Tenant Representative for more than five years, securing over 20 sites, including such premier locations in New Jersey as Marlton and Cherry Hill, and in Pennsylvania, Springfield and Exton. Target's standard prototype is a one-floor, 130,000 square foot Big Box in a power center or freestanding, but on occasion, will adjust its requirements for a great site. For instance, the company's Jenkintown and Springfield, PA locations, which Metro Commercial brokered in 2000, use a two-story floor plan format. Target shoppers are likely to be college educated and have an average annual household income in excess of $54,000. So far, Target, working with Metro Commercial, has secured over 20 locations in our region and expects to continue signing more deals in the upcoming year. Highlights from 2002 include the opening of a 125,000 square foot Target at the Marketplace in Oaks, PA, a 125,000 square foot store in Wilkes Barre, PA, a 130,000 square foot Target store in the former Bradlees location in Snyder Plaza in Southeast Philadelphia, as well as plans for a 125,000 square foot Target in Crest Plaza Shopping Center in Allentown, PA. All together, Metro Commercial has accounted for 2,875,000 square feet of Target retailing throughout the region. |
